Permits and rules

Florida law (s. 468.8411) defines mold remediation as the removal, cleaning, sanitizing, demolition or other treatment of mold or mold-contaminated matter of greater than 10 square feet.

The City of Miramar, in Broward County, says damage of any origin whose restoration cost equals or exceeds 50 percent of a structure's market value is substantial damage. Such a building must meet flood damage prevention regulations, and all repairs and improvements on properties subject to the review must be permitted through the Building Division.

Under s. 627.70132, notice of an initial or reopened property insurance claim must be given within 1 year after the date of loss, and notice of a supplemental claim within 18 months. For residential policies issued on or after January 1, 2023, a policyholder may not assign post-loss benefits.

The City of Fort Lauderdale says homeowner and renter policies usually do not cover flood damage, and National Flood Insurance Program coverage has a 30-day waiting period.

Questions people ask

What should I do first?

If it's safe, shut off the water at the main valve and turn off power to wet areas. Move valuables out of the water and take photos of the damage.

How long does drying take?

It depends on how much got wet and what it's made of. Your provider measures moisture and can tell you how long their equipment needs to run.

Will insurance cover it?

It depends on your policy and the cause. Sudden leaks are often treated differently from flooding or slow leaks. Check with your insurer and report the claim promptly.

Who will come to my home?
