Miami-Dade County had 2,701,767 residents in the April 1, 2020 Census. The Census Bureau's latest estimate is 2,802,029 as of July 1, 2025, a 3.7 percent increase over the 2020 count.

Dade County was created on February 4, 1836, by an act of the Legislative Council of the Territory of Florida. It was named for Major Francis L. Dade. Miami is the county seat. In 1997, county voters approved renaming it Miami-Dade County.

County planning staff name the City of Miami as the county's most populous municipality. The Census Bureau counted 442,241 residents there in 2020 and estimated 489,812 on July 1, 2025.

In 2022 American Community Survey 5-year estimates, the county had 1,075,278 housing units. Of these, 529,492 (49.2 percent) were in 1-unit detached or attached structures. Another 10.0 percent were in 2-9 unit buildings, 39.4 percent were in buildings of 10 or more units, and 1.3 percent were mobile homes and other types.

On the evening of January 9, 2014, several locations in coastal Palm Beach County received over 12 inches of rain in about four hours, and flood waters entered a number of homes and businesses. On December 23, 2019, heavy rain in the Fort Lauderdale, Hollywood, Hallandale Beach and Dania Beach areas brought localized totals above 12 inches, and numerous roads were impassable.

In Hurricane Irma (September 2017), maximum inundation was 4 to 6 ft above ground level in portions of Miami-Dade County, especially along Biscayne Bay. Hurricane Andrew's storm tide in Dade County reached a maximum of 16.9 ft on the bay's western shoreline.

Under Florida Statute 468.8419, a mold assessor may not perform or offer to perform mold remediation on a structure the assessor or the assessor's company assessed within the last 12 months. Division I contractors are excepted if the owner is told of the right to seek competitive bids.

Hurricane Andrew made its Florida landfall on August 24, 1992. The National Hurricane Center says its impact on southern Dade County was extreme from the Kendall district south through Homestead and Florida City, with 25,524 homes reportedly destroyed and 101,241 damaged. A 2005 addendum upgraded Andrew to Category 5 at landfall, with maximum sustained winds of 145 kt (about 167 mph).

Hurricane Katrina came ashore as a Category 1 hurricane near the Miami-Dade and Broward border on August 25, 2005. Rainfall included 14.04 inches at Homestead Air Force Base.

Hurricane Wilma made landfall near Cape Romano on October 24, 2005. Miami International Airport recorded an 80 kt gust.

About 1,000 homes in the county had major damage after Hurricane Irma in September 2017. Surge and tide put 4 to 6 ft of water above ground in places, especially along Biscayne Bay.

In November 2020, standing water from Hurricane Eta made streets impassable in northern Miami-Dade County.

Permits and rules

Miami-Dade County's flood-protection guidance says all construction in the county requires building permits issued before construction, and that a house in a flood zone damaged and/or improved by more than 50 percent of its market value must be raised to meet the current elevation requirement.

Under s. 468.8419, a mold assessor may not perform or offer remediation on a structure the assessor or its company assessed within the last 12 months. A mold remediator may not perform or offer assessment on one it remediated in that period, with a limited exception for Division I contractors.

Florida law requires notice of a property insurance claim or reopened claim within 1 year after the date of loss, and of a supplemental claim within 18 months. Post-loss benefits under a residential or commercial property policy issued on or after January 1, 2023 may not be assigned. The county says flood insurance is not in effect until 30 days after purchase.
